Professional licenses are administered by the Montana Department of Labor and Industry Division of Professional and Occupational Licensing, Board of Realty Regulation Division. The summary of requirements below is provided as a service and is not intended nor is it represented to cover all requirements.

Individuals who engage or conduct business as a real estate broker, real estate salesperson, property manager, or timeshare salesperson in Montana must apply to the Montana Board of Realty Regulation for licensure.  The Board assures the basic requirements are met and evaluates the applicant for good repute and competency to transact business in a manner that safeguards the interests of the public.

Montana Real Estate Salesperson & Real Estate Broker Licensing Requirements
  1. Must be at least 18 years of age.

  2. Must have received credit for completion of 2 years of full curriculum study at an accredited high school or equivalent.

  3. Must have completed 60 hours of approved pre-licensing education within the past 24 months.

  4. Must have passed the Montana Real Estate Salesperson Examination within the past 12 months.

  5. Must be employed or under contract with a licensed broker with a supervising broker endorsement.

Montana Property Manager Licensing Requirements
  1. Must be at least 18 years of age.

  2. Must have graduated from an accredited high school or completed equivalent education.

  3. Must have completed 30 hours of approved pre-licensing education within the past 24 months.

  4. Must have passed the Montana Property Manager Examination within the past 12 months.

Montana Certified General Appraiser by Examination Licensing Requirements
  1. Be of good moral character

  2. Basic Appraisal principles - 30 hours  

  3. Basic Appraisal procedures - 30 hours 

  4. The 15-hour National USPAP course - 15 hours  

  5. General Appraiser Market Analysis and highest and best use – 30 hours

  6. Statistics, Modeling and Finance – 15 hours 

  7. General Appraiser Sales Comparison Approach – 30 hours 

  8. General Appraiser Site Valuation and Cost Approach – 30 hours 

  9. General Appraiser Income Approach – 60 hours  

  10. General Appraiser Report Writing and Case Studies – 30 hours 

  11. Appraisal Subject Matter Electives – 30 hours (May include hours over the minimum shown above in other modules)  

  12. Must hold a Bachelor’s degree, or higher, in any field from an accredited college or university  

  13. Must have 3,000 hours of appraisal experience obtained over a period of NOT less than 18 months. 1500 hours must be in non-residential appraisal work. While the hours may be cumulative, the required number of months must accrue before an individual can be certified  

  14. Successfully pass the AQB-approved Certified General Real Property Appraiser Examination

  15. Submit fingerprints for the purpose of a fingerprint and background check
