Sales Data Context

A Record Setting Year


Missoula’s housing market hit new heights in both sales volume and median sales price, even in the wake of a global pandemic and a dramatic slowdown in listed inventory.

In 2020, the crunch of available supply, record-level buying activity, and continued low interest rates drove up the median sales price to a new record high of $350,000. Buyers found themselves in the most competitive and strongest seller’s market we have seen since we began compiling the housing report in 2005. The 2020 data shows that this was a market that many sellers appreciated due to its competitive nature and strong up-bidding.

The impact of the COVID-19 pandemic on the real estate market will be studied and discussed for many years to come. What we know now is that during a pandemic, Missoula saw the highest number of homes sold in the past two decades, totaling 1,674.




2020 Compared to Previous Years


Strong demand combined with a decreasing supply of homes for sale (Supply Data) saw the median price increase 11.1 percent to a new high of $350,000 for all housing types. That said, Missoula was below the U.S. national average median price increase of 13.2 percent.

As observed in previous reports, the number of homes available at lower price points continues to shrink.

  • Homes for sale under $300,000 declined by 45 percent over the last five years.
  • At the same time, sales of homes between $300,001 and $450,000 increased by 102 percent.
  • Finally, while only comprising approximately 9 percent of overall sales in 2020, homes over $600,000 have increased 378 percent since 2016.




2020 Sales Data by Neighborhood


All neighborhoods experienced median price increases. The largest gains were in the Downtown/Northside neighborhood at 26.8 percent followed by Grant Creek at 20.1 percent. Two neighborhoods were below the overall Missoula Urban Area increase of 11.1 percent: South Hills at 7.5 percent and Lewis & Clark at 6.9 percent.

Mullan Rd./Expressway continues its decade-long run as the neighborhood with the most units sold at 269 followed by Central Missoula at 202 and Miller Creek at 164. The lowest number of homes sold was in Grant Creek and the Rattlesnake, the two highest median-priced neighborhoods.
